The English Cities Fund has outlined its plans for Three New Bailey, due to be home to HMRC with 159,000 sq ft of office space over seven storeys.
Situated on plot one of the New Bailey masterplan and designed by architect Make as a gateway to the wider site, the office next to Salford Central station includes floor plates of around 30,000 sq ft and a double-height reception lobby on the ground floor.
HM Revenue & Customs was announced as a pre-let for the office earlier this year, taking a 25-year lease, and the building is due to start on site in early 2019, with completion set for early 2021. The wider site is being developed by the ECF, a joint venture between Muse Developments, Legal & General, and Homes England.
Secure parking will be situated under existing disused railway arches fronting Gore Street, with further proposals to be brought forward this year for public realm, workspace and a café in the remaining arches.
Alongside Make, the professional team includes Ridge as project manager; Hannan Associates as MEP engineer; structural engineer Cundall; landscape architect HED; DPP as planner; WSP as transport consultant; and Wintech as façade consultant. A planning application for the office has now been submitted to Salford City Council for consideration.
JLL and Cushman and Wakefield are joint letting agents for the New Bailey scheme.
The English Cities Fund’s first office scheme, One New Bailey, is now complete and home to businesses including Freshfields Bruckhaus Deringer and WHIreland, whilst Two New Bailey Square is due for completion by the end of 2019 and is being built by Bowmer & Kirkland.
Incoming tenants at Two New Bailey include Eversheds Sutherland which is due to take 45,000 sq ft. A £113m forward funding deal for the office was agreed with Aviva.
