Plans in for former Speke Tea Factory
An outline planning application has been submitted to Liverpool City Council for a mixed-use development including a warehouse, restaurant, and 60-bedroom lodge on the site of a former Tea Factory in Speke.
The 7.31-acre site has two vacant buildings, which would be demolished to make room for 60,000 sq ft of retail, a 15,000 sq ft gym, a 12,000 sq ft pub restaurant, a 1,800 sq ft drive-thru, eight trade counters totalling 20,000 sq ft; a19,200 sq ft lodge; and a 30,000 sq ft trade warehouse.
The site is facing Dobbies Garden Centre and New Mersey Shopping Park.
The application site has been through a number of ownerships and purchase options but has remained undeveloped. Planning approval has previously been secured for trade warehouse units, offices, restaurants, and a hotel, according to the planner.
Roebuck Development Management and Westlink Holdings are the developer, while DPP Planning is the planner and Corstophine + Wright designed the proposals.

Nobody is whingening it is just a fact of life. I’ve worked in Speke Hall road since the 70’s and the traffic is pretty much at a stanstill most of the day. In my semi sarcastic post, I am hoping for the situation to be relieved because it is getting worse and if this project does materialise(which I hope it does) it will effect the whole area and may hinder future viability. ps you don’t have to be so rude this is a business forum are you either the developer or an anorak? If so is it brown or blue?

I work in Speke and yes there is traffic issues at certain peak times, there outflow from the retail could be better and since some of the light upgrades some of the timings are questionable. However its is not constant gridlock, just to add a bit a balance. I agree it needs to be sensibly reviewed and considered, but development on current wasteland is more than welcome!

The traffic is problem, but can be solved by turning Speke hall road into two lanes all the way up to the traffic lights at the Asda super store!

It gets the Liver lad seal of approval. The traffic can be a bit of an issue but as I ride a motorbike I just overtake all the cagers and leave them to sort themselves out.

If the proposed ” fly ovet” rover the top of the Fordy/ Garston shoreline route had been completed ( as proposed in 2000ish, )) the congestion would not of happened. And, some industries such as the Tanyards would not of been C.P.O.D in 2005 and closed down.
We was sold down the River then, with nearly 100 jobs being taken, the ” flyover” would of allowed for ” through” traffic into Town and out to the New Bridge, thus clearing LOCAL traffic to carry on.
