Plans in for Chester Road apartments

Manchester-based developer DeTrafford Estates Group has submitted a planning application for a mixed-use development including 160 flats at a site on Chester Road.

Designed by Ollier Smurthwaite Architects, the scheme includes 154 apartments in one 12-storey block with six ground-floor commercial units, and a second four-storey building with six apartments and two more commercial spaces. The designs feature a community square in the centre of the development.

The apartments are to include a mix of housing types, with three-bedroom triplex apartments and one- and two-bedroom duplex apartments with communal roof terraces.

The 0.5 acre site is bounded by Chester Road and Bentinck Street and is currently occupied by three light industrial units.

Paul Butler Associates is the agent on the planning application.

DeTrafford is led by director Gary Jackson and is the developer behind the Sky Gardens and Roof Gardens residential scheme at One Ellesmere Street.

when will they actually build houses in the city centre? I went to the Vancouver lectures last year and Vancouver have done it very differently.
Why aren’t Manchester, Liverpool et al building family houses in the centre as people do genuinely want to live in the city. Otherwise they are just forever going to be transient places? I remember listening to the main guy from ISIS group (the developer) talking about how they needed to cater for all age groups in the city.

There’s some at Islington Wharf Mews – very nice indeed (along with a "very nice" price tag). Agree there’s definitely a demand for this sort of thing – the Manchester city centre "early adopters" of 10-15 years ago have grown up..!

New Islington has a primary school about to open, a medical centre, an Aldi, and is (hopefully) soon to get a supermarket…

Michael here, MD. Quite simply not enough infrastructure and support services for families plus Manchester City Centre is not kid friendly with enough parks and places for them to play. I also dont think there is the demand in quantum and the value from an apartment block vs houses foot plate is vastly different. urbansplash houses in New Islington have flown out, as have the town houses at Vimto Gardens so there is a definite demand. Just needs to be in the high hundreds. Watch out for Scarboroughs Middlewood locks which I think will be great plus St Johns Quarter on the old ITV site. Manchester is evolving as a City. In 10 years I think we’ll see a bigger defined ‘city’ with more choice.
