Plans in for 557-bed Salford student scheme

Developer Gather Properties has put forward plans for an eight-storey student scheme on Broughton Road East, designed by architect AHR.

Advised by Lichfields, the developer has submitted an application for the site of the existing Stervon House, on the cusp of the University of Salford’s £800m masterplan area.

Under the proposals, the existing vacant buildings, formerly occupied by a catering firm, will be knocked down and replaced with two U-shaped blocks reaching eight storeys at their highest point.

These will be linked by a one-storey block facing Broughton Road East, while there will also be a commercial unit at ground floor level.

A mix of apartments is proposed; this will include 224 student cluster flats, 77 one-bed studio units, 23 two-bed units, 62 three-beds, and 62 four-beds. The proposals include 288 cycle parking spaces along with space for 20 cars.

Imogen Zulver, planner at Lichfields, said: “This bold scheme will help in the regeneration of a rundown area; it is a striking development which will enhance the public realm and provide sought-after, high-quality student accommodation.”

this looks like they used the Unite building at Lime Street in Liverpool as a design precedent….

So even if the larger flats are only partially occupied there will be about 600 people living in the building….20 parking spaces….288 cycle spaces, the proportion of people to transport storage just doesn’t match up.

Is there not enough building going on in Manchester their are dozens of big cranes everywhere who’s buying or renting all these new builds‍♀️☀️

These are student apartments and they’re located in a relatively sustainable area.
Most students can’t afford cars and the ones that live in this location are more likely to use the nearby public transport facilities instead anyway.

Although provision of more cycle parking might have been better.
