Plans for £56m Circle Square office approved

Bruntwood SciTech has been given the green light for a 215,000 sq ft office block on a 1.2-acre plot at the former BBC site on Manchester’s Oxford Road.

The 50:50 joint venture between Bruntwood and Legal & General submitted the plans in November.

The 15-storey building, which will be known as No 3 Circle Square and will occupy plot 12, is the latest scheme to be brought forward as part of Bruntwood’s flagship Oxford Road development.

The Feilden Clegg Bradley-designed block is made up of 215,000 sq ft of offices with 6,300 sq ft of commercial space including three food and beverage units at ground floor level.

The site is located at the south east corner of the Circle Square masterplan, bordering Princess Street, next to the multi-storey car park and hotel which are being constructed by Russells.

No 3 Circle Square, which is part of phase three of the wider project, is the third office block to be brought forward. The 390,000 sq ft 1 & 2 Circle Square, which is part of phase two, is currently under construction with John Sisk & Son on site.

Other phase three schemes include a boutique hotel and the redevelopment of Manchester Technology Centre.

A further two residential blocks, which are being delivered as part of phase two, will provide 266 and 411 apartments respectively.

A 716-bed student accommodation block was completed as part of phase one before a second, 384-bed building was completed in September 2019; both will be operated by Vita Student.

Deloitte is the planning consultant, Planit-IE is the landscape architect and Curtins is the structural engineer.
