Pin secures 40,000 sq ft letting in Halton

Following its letting late last year of a 132,000 sq ft shed to Rehau in Manor Park, Pin Property has completed a deal at the last available warehouse unit on the Zip 56 warehouse and office complex in Runcorn.

First Freight took 40,000 sq ft of warehouse space on a 10-year lease on the complex which was formerly part of the YKK Zip factory. First Freight relocated from nearby Astmoor Industrial Estate.

The premises sit on an eight-acre plot in Whitehouse Vale, near junction 11 of the M56. There are seven companies now based on the Zip estate: Dormex Containers, Field & Lawn Marquees, First Freight, Xtraloc, STS, Nova Biomedical, Cash Converters.

The 180,000 sq ft estate includes Innovation House, a 30,000 sq ft office building which houses tech company Nova Biomedical and a new head office function for Cash Converters.

Imran Younus, marketing director of Pin, said: "I am very proud that over 200 people, most recruited locally, now work on this site. This is more than were employed by YKK at its height and in a variety of different and sustainable industries.

"The site was purchased in 2008 and following our multi-million pound refurbishment we have consistently achieved lettings in this location through the worst of the recession years. This has given us further confidence to reinvest in the borough of Halton and we have recently purchased the old Superfos building on Edison Road, Astmoor. We are planning to spend over £1.2m on the refurbishment to create a modern warehouse and distribution facility fit for 21st Century occupiers."

Cllr Rob Polhill, Halton Council leader, said: "It is great news that this site is now fully occupied. We have been working with Pin Property over the years and they have consistently showed confidence in Halton by continuing to invest in the borough."

Pin has been advised at the site by agents B8 Real Estate, Altus Eileen Bilton, CBRE and Davies Harrison. First Freight was unadvised. Law firm Kuits.

The quoting rent was £3.50/sq ft for industrial and £10/sq ft for offices.
