PH’s Alderley Park homes start at £735k

PH Homes has released details of the first 27 homes to be brought to market at Alderley Park, near Alderley Edge in north Cheshire, following the purchase of land from park developer Manchester Science Partnerships last year.

Cedar Square, designed by architect Robert Adam, known for upmarket period-style homes which tend to divide opinion, will feature Georgian style townhouses “in a traditional courtyard arrangement around a Lebanese Cedar tree, close to the 400-acre estate’s tranquil arboretum”. PH Homes continued: “Each three-storey home has three or four generous bedrooms and a spacious open plan family and dining area. Each home is finished to an extremely high specification.”

The houses on the grand terrace will start at £735,000 for three bedrooms and rise to £845,000 for a semi-detached house with four bedrooms.

PH Homes, based in Cheadle, acquired 13 acres from Bruntwood’s MSP in September 2016 and plans 74 houses in three phases in total. The location is the former country estate of the Stanley family, and was more recently the campus for drugs giant AstraZeneca before being sold to MSP when the multinational decided to relocate to Cambridge.

Philip Hughes, managing director of PH Homes, said: “Alderley Park’s rural surroundings are truly exceptional; residents will have hundreds of acres of estate parkland to explore, with woodland walks and the original listed walled gardens, arboretum, water garden and serpentine.

“Not only that, they’ll have access to an exceptional range of first-class leisure facilities on their doorstep including a gym and tennis courts, which will eventually be joined by a gastro-pub and farm shop.”

There are 275 homes planned in separate developments as part of MSP’s masterplan for the 4500-acre estate. Residential developer PJ Livesey is also progressing plans for apartments and townhouses.

Cedar Square is due for completion in summer 2018.
