Peel’s housebuilding arm adds 131 homes in Westhoughton

After securing planning permission for an initial 19 homes at the site, Peel L&P’s housebuilding arm Northstone has put forward plans for an additional 131 properties at Roscoe’s Farm.

The company won permission from Bolton Council for its first houses at the Roscoe’s Farm site earlier this month; this was Northstone’s debut application, the company having launched in October last year.

Northstone’s planning application for the Bolton Road site includes a mix of two, three, and four-bedroom houses; there will be 36 two-beds, 75 three-beds, and 39 four-beds with 10 different house types.

Bounded by residential properties to the West, the part-brownfield plot is a mix of grassed land and the former Forshaws Depot and covers just under 10 acres. It also backs on to Hall Lee Brook.

Following the submission of the latest planning application, work at Roscoe’s is expected to start in autumn 2019 with the completion of homes due in April 2020.

In 2014, Jones Homes proposed a 99-home project at the Peel L&P-owned site, a proposal then extended to 106 homes, which narrowly won planning permission in 2016.

Peel win again. This application was not backed by the local community. Traffic around Westhoughton us already grid locked. Who gives Peel planning permission for all these houses?
