Peel takes next step to realise £1bn Trafford Waters vision
An application to implement a range of infrastructure improvements to unlock the 3,000-home development has been lodged.
Peel L&P’s project forms the first element of the redevelopment of a 55-acre site in Dumplington between the Trafford Centre and Manchester Ship Canal into a mixed-use community.
The project includes residential, retail and leisure, 875,000 sq ft of offices, a primary school, community facilities, green space and public realm.
Outline approval for the 15-year masterplan, drawn up by consultancies IBI and NJL Consulting, was granted in 2018. Earlier this year, an overarching design proposal for Trafford Waters was also submitted.
The creation of roads, tree-lined footpaths, and cycleways, as well as the first acre of public green space at the development, feature within Peel’s infrastructure plans, aimed at paving the way for the delivery of the first 350 homes.
The phase one infrastructure work will provide access to Trafford Waters via Trafford Way and Redclyffe Road, connecting the site to Peel’s wider TraffordCity retail and leisure destination, Bridgewater Canal, RHS Garden Bridgewater and the Salford Greenway.
Peel will fund the work through £4m from Homes England’s Housing Infrastructure Fund, and an additional £4m of its own cash.
“This infrastructure work is really important in creating a sustainable pedestrian-led scheme,” said James Whittaker, Peel L&P’s executive director for development.
“As well as providing much-needed homes and supporting regional economies, our Peel Waters regeneration schemes are about creating places that bring enjoyment and health and wellbeing benefits to communities and the Trafford Waters masterplan is centred around a network of public realm and green spaces while making the most of the area’s natural surroundings.”
Peel’s Trafford Waters is Trafford Waters is one of Peel’s seven waterfront regeneration schemes across England and Scotland under its newly named Peel Waters portfolio. The batch of projects features 30,000 homes, 10m sq ft of commercial space, and around 160 acres of public realm over the next 20 to 25 years.
Other Peel Waters sites include Liverpool Waters, Wirral Waters, Manchester Waters, MediaCity, Chatham Waters in Kent and Glasgow Waters.
Would really like to see the option for residents to be able to be able to have their own boats moored nearby or the choice of a water taxi to get into town. We need to take advantage of out water ways more.
