The developer and landowner wants to build the scheme on a 26.7-acre site between Manchester Road and the ship canal.
Peel NRE, the group’s energy and infrastructure arm, is working with planning consultant Barton Willmore to draw up plans for the 205,000 sq ft development.
The scheme would be constructed on the former Peaks Nook landfill site bound by Carrington Power Station to the north, and Saica Paper Mill to the south.
The logistics development would be located at the centre of site and enclosed by green infrastructure, according to Barton Willmore. The consultant also suggests there will be multiple buildings developed, not exceeding 10 metres in height.
The site is located within an area known as New Carrington, which is earmarked for redevelopment under Greater Manchester’s Places for Everyone joint plan.
During the plan period, New Carrington could provide 4,300 homes and 3.7m sq ft of employment space, resulting in the loss of 417 acres of Green Belt.
There are a several pipeline and completed developments that also fall within the New Carrington allocation, the largest being Wain Estates’ Future Carrington masterplan.
Previously known as Himor, Wain Estates’ Future Carrington will see the redevelopment of a 1,665-acre former Shell petrochemical works.
The scheme could deliver 11,500 new homes and 8m sq ft of employment development over the next 20-30 years.
South west of the proposed Peel NRE development is Voltage Park, a planned 670,000 sq ft industrial development off Common Lane.
BlackRock UK Property Fund and Canmoor’s project, which is yet to be formally approved, would be constructed on a 65-acre former gasworks site, south of the 212,000 sq ft first phase of Carrington Gateway industrial scheme, which is let to occupiers including Hilti.
Like Carrington Gateway, Carrington Village is part of Future Carrington, too.
Village is to provide 320 homes and almost 700,000 sq ft of employment space built across 67 acres. This element received planning approval last year.
