Patrick Properties finishes speculative Winsford scheme

Patrick Properties has completed the speculative development of its latest industrial scheme, Premier Park in Winsford, Cheshire.

The whole scheme totals 250,000 sq ft and includes two new standalone units of 11,000 sq ft and 45,000 sq ft which are available on a leasehold basis from £5.25/sq ft.

A 138,500 sq ft unit was pre-let to AIM listed Advanced Medical Solutions last year on a 15-year lease. Other tenants include Edmundson Electrical, Venture (UK) and Cheshire Police.

Andrew Dickman, managing director of Patrick Properties, said: "Winsford is emerging as one of the North West's leading industrial locations, which is what gave us the confidence to proceed with the speculative development of this scheme. Our unique, high quality product combined with our competitive terms means that we are able to satisfy a number of potential occupiers' requirements."

Paul Cook of joint letting agent CB Richard Ellis added: "Patrick Properties is a unique developer in that few have the confidence to develop speculatively at present. However, Premier Park has established itself as a successful industrial location and despite the current economic situation, we are seeing a slow rise in demand for good quality accommodation. Furthermore, as there is very little new space currently coming to the market, Premier Park is well positioned to take advantage of this steady demand."
