Patrick pre-lets 138,500 sq ft in Winsford

Patrick Properties has pre-let a 138,500 sq ft industrial building at Premier Park in Winsford, Cheshire, to wound-care specialist Advanced Medical Solutions.

AMS signed a 15-year lease for the bespoke unit, which includes 21,000 sq ft of office accommodation.

Andrew Dickman, managing director of Patrick Properties, said: "We are delighted to have secured this deal particularly since there are very few pre-let deals being done at the moment and certainly nothing of this magnitude. This deal highlights that although there is currently a fair amount of negativity in the market place, there is still demand for good quality industrial accommodation.

"Winsford has proven to be one of the most up and coming industrial locations in the North West and we are able to provide rare design and build opportunities for potential occupiers."

He added that the firm would continue building the remainder of the 250,000 sq ft scheme speculatively. The next phase will see three new units totalling 55,000 sq ft. Premier Park is an established industrial park fronting Road One of the Winsford Industrial Estate and located just off junction 18 and 19 of the M6. The estate provides 250,000 sq ft of existing industrial accommodation, which Patrick Properties refurbished upon acquiring the park, and is fully let to a number of tenants including Edmundson Electrical Ltd and Venture (UK).

Patrick Properties will use the AMS building to test SolarWall, a product which provides heating for buildings through the use of renewable energy. Work on the new building for AMS is due to start in the next few weeks and is expected to be ready for occupation by March 2009.
