Orbit buys in Daresbury

The 41,000 sq ft Building 1100 at Daresbury Park in Warrington has been sold to Orbit for £6.35m, at a net initial yield of 9.81%.

Acting on behalf of a private landlord, Bilfinger GVA sold the freehold office building to North West Portfolio.

The headquarter-style office building, which is currently let to NDA Properties, generates a gross income of £659,000 a year with the overall rent equating to £15.79/sq ft.

Situated within 255 acres, the Daresbury Business Park is close to junction 11 of the M56. Future phases for the office development include a hotel, leisure, nursery and retail facilities.

Other occupiers at the business park include De Vere Group, ABB, Angelo Designs, Ministry of Justice and Ombudsman Services.

Associating Daresbury with Warrington makes it sound better than associating it with Runcorn. Bit like the Porsche garage in Ellesmere Port putting "Chester" in its name, all marketing rubbish!!

Orbit again demonstrate themselves to be expert negotiators if the published figures are true. Must have been a fire sale.
