Outline plans for 617 homes at Warringon’s Omega South look set to be given the green light next week.
The proposals were first discussed in August, and following a resolution to approve were referred to the Secretary of State, as a departure from the original development plan. It has now been confirmed that the scheme will not be called in for inquiry
Development at the 50-acre site will see housing come forward on four separate parcels of land. The application also includes a hotel, an extra care facility and retail and leisure.
Of that total, 317 of the homes had prior consent as part of the Omega Warrington masterplan, but an additional 300 units were then added in favour of offices.
The scheme hasn’t changed since August’s resolution to approve, but as a matter of tranparency is going before the development management committee again due to an error in the schedule of conditions to be met.
The full conditions as set out in the December officers’ report is:
- Public transport improvements of £120,000 per year for five years
- Obligation to limit final RM units on phases 6 & 7 – to no more than 159 dwellings (to ensure the net increase of only 300 residential units).
- £292,010 to facilitate provision of playing pitches
- £237,732 to facilitate provision of sports facilities (built facilities)
- Primary school contribution of £1,119,510
- Secondary school contribution of £873,234
- Health contribution of £771 per residential unit (up to max of 300 units)
- Primary healthcare facility
- Affordable housing provision
- Public art – scheme for delivery of public art
Omega is being developed by a partnership between Homes England, which owns the land, and Omega Warrington, a joint venture between Miller Developments and KUC Properties.
The project team includes Progress as planning consultants, Chetwoods as architect, Place on Earth as landscape architect, and WSP as civil and transport engineer and acoustics consultant.
