Ombudsman takes 30,000 sq ft at Citygate

The Parliamentary & Health Services Ombudsman has taken four floors of Citygate on Manchester’s Mosley Street in a deal totaling around 30,600 sq ft.

The organisation is currently based around the corner at The Exchange, 3 New York Street and will take floors one to four at Citygate, leaving the top floor vacant.

It is understood that the Ombudsman has agreed a rent of £22.50 per sq ft and that £25 per sq ft is being quoted for the top floor.

The 47,000 sq ft building is owned by Hermes Investment Management, which bought it in 2011 when it was marketed at £8.5m. At that time, Barclays occupied the whole building, but now just occupies the ground floor with a local branch. Hermes has spent £5m on refurbishing the office floors.

GVA acted for the Ombudsman. Colliers International and TSG Property Consultants are agents on Citygate. All  parties were approached for comment.
