Plans for 164 homes are set to be approved at Cheshire West & Chester’s planning committee next week.
FI Real Estate Management’s proposals for the 400,000 sq ft site are set to include 24 affordable houses, which is a provision of 15% of the total overall scheme.
The scheme sits on a brownfield site adjacent to Winnington Avenue.
Saunders Architects provided the designs along with consultation from PPP Planning.
The plans are recommended for approval subject to a Section 106 agreement including a financial contribution of £416,000 towards providing places at local primary and secondary schools; £146,000 towards enhanced GP facilities in the local area; £244,000 towards the enhancement of public open space provision in the area; £112,000 towards the enhancement of playing pitches in the area; and £30,300 towards highway infrastructure improvements.
Objections have been received by the council due to its density, the lack of provision for a landscape buffer; a lack of sufficient open space; local infrastructure cannot support the development; it would create a detrimental impact on the highway network; and that the houses will back onto Moss farm and be adversely affected by noise.
