Northstone seeks approval at Garnet Fold 

Peel L&P’s housebuilding division wants to build 108 homes on a 10-acre site off St Helens Road south-west of Bolton. 

Northstone, which was formed in 2018, will be hoping for a better outcome than the last time it sought planning approval from Bolton Council. 

In December the authority’s planning committee refused the firm’s plans to redevelop Horwich Golf Club into housing for the third time. 

Northstone had twice scaled back its Horwich plans, first from 300 to 276 homes before returning for a third time with a 150-home scheme, but to no avail. 

The Garnet Fold development would be made up of 19 two-bedroom homes, 53 three-bedroom properties and 36 detached four-bedroom houses. 

In addition, the project features around six acres of open space in the form of woodlands and wildflower meadows. 

The site St Helens Road site is allocated for a residential development comprising up to 117 units under Bolton Council’s local plan. 

Hope Architects designed the scheme and NJL Consulting is advising on planning.
