Northern Trust arm seeks sign-off for 350 Great Eccleston homes

Proposals from strategic land business Metacre for housing along with a school, medical centre, village hall, convenience store and 2.5 acres of employment land will go before Wyre Council again.

A long-running affair, the application was originally submitted in autumn 2019 and was considered by Wyre’s planning committee in April this year.

That meeting resolved to grant outline consent pending the satisfactory completion of a Section 106 agreement, however, the applicant raised questions over a condition on the green infrastructure requirement. A total of 7.8 acres of green infrastructure will now be included.

Planning officers recommend that the committee permits the development, with conditions attached. Among those conditions is the meeting of 30% affordable housing, reserving at least six acres for the community hub element, and not having retail space exceed 4,300 sq ft.

De Pol Associates is planning advisor to Metacre on the Great Eccleston masterplan, with Baldwin Design Consultancy and FPCR also on the project team.

The 350 homes are to be delivered on a site south of the A586 Garstang Road and north-west of Copp Lane. A further part of the masterplan area, to the south of Copp Lane, has already been taken forward by Roland Homes.

Wyre’s planning committee meets on 1 September.
