The former Derby Arms site close to the Eventim Olympia concert venue and former Grafton Rooms nightclub could house 27 apartments in a scheme proposed by developer Sourced Development Group.
Liverpool City Council’s planning committee will next week consider the plans, for which approval is recommended by officers. The West Derby Road site is empty and surrounded by hoardings, following the pub’s demolition in 2019.
Billed as Derby Court, the proposal is for a four-storey development comprising 22 one-bedroom and five studio apartments. Mindful of the ‘Agent of Change’ principle around introducing noise-sensitive uses close to entertainment venues, the plans have been adjusted through the planning process to reduce the number of openings onto the elevation facing the venues and their associated parking. The main access would be from Farnworth Street.
The architect for the scheme is Liverpool practice Studio Attis. The developer is Sourced, a Widnes-based developer. Place North West understands that the company currently has several schemes in Liverpool and Manchester at various stages of delivery.
The scheme is recommended for approval with various conditions attached, including contributions to open space, street trees and public art.

“Guided by Studio Attis, a rigorous consultation period has been undertaken with Liverpool City Council. The former buildings have been cleared from site with construction scheduled to begin in September. “
