English Cities Fund, the joint venture between Muse Developments, Legal & General and the Homes & Communities Agency, has received planning approval from Salford City Council for One New Bailey, a 125,000 sq ft, eight-storey office development on the banks of the River Irwell.
Planning consent for the development, funded by Legal & General, marks a key milestone in the New Bailey development, where a 143-bed Premier Inn and a 615-space multi-storey car park are already progressing on site.
Demolition of the existing Ralli Courts building will begin on Monday, clearing the way for the development of One New Bailey, which is due for completion in autumn 2016 with an end value of £51m. The demolition contractor is Walter Forshaw, the main contractor will be announced shortly. One New Bailey was designed by RHWL Architects, which is advising as both masterplanner and lead designer for the building.
One New Bailey will provide large floorplates of up to 17,212 sq ft and will be developed to BREEAM 'excellent' standard. There will be leisure units on the ground floor and a new public square and pedestrian bridge, extensive landscaping and an outdoor events space.
New Bailey is next to Spinningfields and bounded by New Bailey Street, Gore Street, Irwell Street and the A6042 bypass. Salford Central train station is in the corner of the site. ECf has outline consent for up to 2m sq ft of offices in six buildings at New Bailey.
