Muse launches first Stockport Exchange office

Muse Developments has launched the 50,000 sq ft One Stockport Exchange office to market, and said negotiations are progressing with potential occupiers for two floors of the building.

The five-storey office has open-plan floorplates of up to 10,850 sq ft. A Sainsbury’s Local opened last month on the ground floor.

One Stockport Exchange forms part of the second phase of development within the wider £145m Stockport Exchange regeneration project, which Muse is delivering next to the town’s train station in partnership with Stockport Council.

So far, Stockport Exchange has delivered a 115-bed Holiday Inn Express and new pedestrianised public space. The road layout in the area has also been reconfigured improving access to the station, providing a dedicated drop-off facility and a new taxi rank.

Wes Erlam, development director at Muse, said: “Stockport Exchange has completely transformed the area next to Stockport train station. The new office, Holiday Inn Express, Sainsbury’s Local and new public realm have really brought the area to life, creating a brand new destination in Stockport town centre.

“There is currently a lack of high-quality, Grade A office space in South Manchester and Stockport, so One Stockport Exchange offers an unrivalled proposition. Its location and connectivity are second-to-none, with the West Coast mainline right on its doorstop, an integrated cycle store facility on site and close proximity to the road network and airport.”

The scheme will ultimately deliver up to 375,000 sq ft of office space and 28,000 sq ft of commercial floor space.

Cushman & Wakefield and CBRE are joint agents for One Stockport Exchange, which was designed by Aedas RHWL. The contractor was Eric Wright.

£21:50 sq.ft. in Stockport !!

By Jones

Seriously impressed with this scheme – Stockport’s failure to get on the regen bandwagon early on has meant there’s loads of good sites to go at. The town has been crying out for this investment and fair play to the Council for making this happen. Hope they get some decent tenants to get the thing going. Lots more to do in the town!

Even Stockport is building more Grade A office space than Liverpool. Weird.
