Tower One, a 36-storey residential scheme, and Central Village, a hybrid office with retail and live/work apartments, are the latest buildings to be proposed at St John’s in Manchester.
The £1.3bn St John’s neighbourhood is being delivered on the 13-acre former ITV Granada site by a joint venture between Allied London and Manchester City Council.
Tower One is designed by Denton Corker Marshall, and is the architect’s first major commission for Allied in Manchester since the completion of the Civil Justice Centre which opened in Spinningfields in 2007.
The tower is one of two high-rise properties the architect is bringing forward at St John’s, both for the private rented residential sector. This application proposes a total of 305 apartments in the first phase.
Denton Corker Marshall’s buildings will sit next to St John’s Place, a 60-storey tower designed by SimpsonHaugh & Partners, granted planning permission in October. The cluster will all be occupied by PRS tenants.
The planning application also includes the proposals for Central Village, a concept announced by Allied London chief executive Michael Ingall in MIPIM earlier this year. A reworking of a previously approved residential aspect of St John’s, the new design is for an eight-storey hybrid building on Grape Street, made up of workspace, retail, and live-work apartments.
Central Village will include up to 270,000 sq ft of commercial and retail space across six floors, topped by two floors of residential.
Overall, the St John’s masterplan provides for up to 2,000 new homes, 500,000 sq ft of office space, retail, enterprise, hotel and leisure and culture. The development includes the £110m Factory arts centre, designed by Rem Koolhaas. The planning application for The Factory was submitted earlier this month.
