Morbaine lets 51,000 sq ft industrial unit in Warrington

Developer Morbaine has let a 51,700 sq ft former tram shed in Warrington to local car dealership Rix Motor Company.

Unit 1, Dallam, is located on Folly Lane off the A49 Winwick Road. Rix Motors has taken the space on a 10-year lease, and intends to use it as additional storage accommodation alongside its existing base on Hawleys Lane.

The unit is a former manufacturing shed used for building and storing trams. More than five decades’ old, it has undergone a refurbishment led by Morbaine since the previous tenant, Baldwin Filters, moved out several years ago.

The property is located close to the Gateway 49 Trade Park one mile north of Warrington, and its neighbouring unit, Unit 2, is leased to furniture retailer DFS.

Rix Motors also has a site at the nearby Eagle Business Park in Warrington, which is owned by Hermes Investment Management.

Paul Thorne, industrial surveyor at joint letting agents B8 Real Estate, which oversaw the deal alongside JLL, said: “The extensive refurbishment [led by Morbaine] has been vindicated by the tenant’s long-term commitment to the site.”
