MOAF: Warrington office take-up level with 2014

The Warrington and environs office market is continuing to perform strongly, with take-up in the third quarter almost matching the same period in 2014 at 86,500 sq ft, contributing to a year-to-date total of 230,000 sq ft across 106 transactions.

Office take-up at the close of 2014 reached 439,002 sq ft, led by three major headquarter relocations from Ombudsmen Services, AMA and New Balance, which totalled 136,429 sq ft.

The latest Warrington figures are according to the Manchester Office Agents Forum, which earlier this week announced that 2015 would be a record year for take-up in Manchester, as 2015’s total so far of 1.05m sq ft has already surpassed the annual total for 2014.

In Greater Manchester and Warrington combined, 750,000 sq ft has been transacted in the past three months.

Simon Roddam, head of agency at Warrington property consultancy BE Group, and spokesman for Manchester Office Agents Forum, said: “2015 has undoubtedly followed on from an exceptional year of take up in 2014, and one would assume 2015 to be a long way behind the highs of 2014. This is not the absolute case as office take up at this point last year was only 10% greater than where we sit at the moment.”

Roddam added: “Whilst 2015 is yet to see some of the large scale occupier movements akin to those transacted in 2014, there has been 106 office deals transacted to date, which is more than the total for 2014 showing strong demand at the smaller end of the floor size spectrum.”
