Millfield to build 30,000 sq ft warehouse in Bolton
It has been two years since a fire destroyed an industrial unit at the Firwood Industrial Estate. Now, Millfield Estates is ready to build back better.
When complete, Arion will offer 29,956 sq ft of logistics space across two storeys off Thicketford Road. The shed will have eight-metre eaves and four-level electrically operated loading doors. It will offer tenants a 300kVA power supply and 45 parking spaces.
While the site is brownfield, it is also Green Belt. The construction of Arion is allowed because replacing a building is one of the exceptions to Green Belt restrictions. As a replacement building, Arion is the same size as the building that was destroyed in the fire and in the same location.
“We have been working diligently through the planning process to restore what is an integral part of our extensive Bolton portfolio and are pleased to bring this exciting new development to the market,” said Millfield Estates property director Paul Dobson.

Work is already underway on Arion. Millfield is shooting for a 2023 completion date for the building, which is available to let or for sale through Lamb & Swift.
Planning permission for Arion was secured on 6 January with the help of planning consultant Edgeplan. Good and Tillotson designed the scheme.
AZH consultancy was the transport consultant. BEK Enviro handled the flood risk and coal mining risk assessments. Appletons was the ecology and arboricultural consultant.
