Merchants Court space returned to market

M7 Real Estate has completed its refurbishment of Merchants Court in Liverpool.

The developer has undertaken a comprehensive re-fit of the second, third and fourth floors of the five-storey Lord Street building on Lord Street, totalling 22,000 sq ft.

The project also included an overhauled entrance foyer, external stone cleaning and new windows.

Built in the 1950s, Merchants Court lies at the junction of Castle Street and Lord Street, overlooking Derby Square. Workspace provider Regus has taken the third and fourth floors, comprising around 14,000 sq ft.

An open plan suite of 6,400 sq ft remains available on the second floor, marketed by sole letting agent Hitchcock Wright & Partners. This floor is capable of sub-division.

Brian Ricketts, partner at Hitchcock Wright & Partners said: “The whole building has been tastefully and comprehensively refurbished to grade A standard. The investment by M7 Real Estate has significantly altered the dynamic and look and feel of the building and as a result, new tenants have signed up.

“Feedback from tenants has been very positive and interest in the remaining 6,400 sq ft of available space is expected to be high given the paucity of good quality space in the market at present.”
