MCR reports Manchester office deals

MCR Property Group has secured three lettings at the newly refurbished Brook House and a further letting at Wellington House in Manchester city centre.

Multilingual recruitment agency Euro London has taken 1,411 sq ft, CB Richard Ellis, 1,819 sq ft, and chartered building surveyor, Gray Scanlan Hill, 1,310 sq ft at Brook House on five-year leases at £12.50/sq ft. Suites are available in varying sizes from 859 sq ft to 1,803 sq ft at the 40,000 sq ft building.

At the 14,440 sq ft Wellington House, on Piccadilly Gardens, MCR has let 3,427 sq ft to Passenger Focus on a five-year lease at £16/sq ft.

Andy Phillips, head of asset management at MCR, commented: "Both of these properties demonstrate what can be achieved when schemes are refurbished and marketed at the right price.

"Since we purchased Brook House in September last year, we have let over a third of the previously vacant space and have two suites under offer. The same success has been repeated at Wellington House; we acquired the building two years ago with only one upper floor tenant. Following refurbishment and a realignment of the rents, we have fully let the building for the first time in five years."

CBRE and WHR are joint agents on both schemes.
