Manchester coworking boom continues with Windmill Green letting

Coworking company Our Space has agreed to take 13,600 sq ft in Fore Partnership’s Windmill Green, the 78,000 sq ft office being built around the concrete shell of what was once London Scottish House on Mount Street.

The global firm was launched in Marbella, and focuses on wellbeing in the workplace for start-ups, freelancers and small businesses. Our Space will take the ground and first floors of the building, for its debut location in Manchester.

Fore was granted planning permission in August 2015 for the refurbishment and extension of London Scottish House, a 40,000 sq ft building on the corner of Mount Street and Windmill Street, next to the Midland Hotel.

The property was taken back to its concrete shell last year by demolition contractor PP O’Connor and main contractor Kier. Work is now underway to add floors, rebuild the façade, and create a 78,000 sq ft office to designs by TP Bennett.

Our Space joins a growing roster of coworking venues in Manchester. US coworking company WeWork recently opened its 60,000 sq ft space in No1 Spinningfields, and is due to open its next location in St Peter’s Square by the second quarter of this year. Central Working on Deansgate has been operational for a number of years; Michelle Rothwell’s That Space at 33 Princess Street has proved popular with property sector hotdeskers and start-ups. Allied London’s XYZ also provides coworking space targeted at the creative and digital sectors.

Knight Frank and Lambert Smith Hampton are the joint agents for Windmill Green and advised Fore on the letting. Colliers International advised Our Space.

Windmill Green is due to complete this summer.
