Magnus appoints P3 for Spring Gardens

Cheshire-based Magnus has appointed P3 Property Consultants to its agency team marketing the refurbished 19 Spring Gardens office building in Manchester.

The refurbishment of 19 Spring Gardens was completed by Magnus in spring this year which provides 35,000 sq ft of Grade A office space.

Insurance brokers Locktons occupy the entire top floor which it uses as its northern HQ and the ReThink Group will open its Manchester regional office in the building early next year. Approximately 25,000 sq ft remains to be let, including four complete floors of between 5,543 sq ft and 5,758 sq ft each.

Steve Widdowson, Magnus director, said: "In the last couple of months we have been conscious of an increased number of smaller users seeking high quality office space and our research and analysis of this year's office take-up so far confirms that despite really tough market conditions, over 20% of city centre transactions have been in a size range between 2,000 and 5,500 sq ft.

"We are moving quickly to engage this shift in the market head-on by really putting our money where our mouth is. All landlords talk about how flexible their space is – we are going an important extra step by investing further capital in the building by actually creating a number of highly prestigious smaller suites from 2,000 sq ft upwards, including a fully fitted marketing lounge which will showcase the range of bespoke finishes, space planning and fit-out options available."
