M6 Epic speculative shed open to occupiers

Legal & General Property and joint venture partner DB Symmetry have finished construction of a 110,000 sq ft warehouse at M6 Epic, the 34-acre site in South Lancashire Industrial Estate.

The distribution centre is being marketed to potential occupiers, and includes planning permission for a 70,000 sq ft extension to allow for occupier flexibility, and may be connected to the unit or developed in a later phase.

As well as the warehouse, the building includes 10 level access doors and two drive-in doors, 22 trailer spaces, 122 car parking spaces, and offices.

L&G and DB Symmetry acquired the Wigan site in 2013. Around 12-acres have been developed, while the second phase of the scheme can accommodate buildings from 50,000 sq ft up to 350,000 sq ft.

The centre is next to the 300,000 sq ft Poundland logistics centre which is currently under construction on the former land of Georgia Pacific, Lockett Road.

Andrew Dickman, director of DB Symmetry, said the facility will be attractive to national distributors possibly in the retail or home improvement sector.

“Wigan works very well for logistics and distribution developments thanks to its proximity to the M6 as the main artery through the north of England.

“There is also an excellent workforce here which businesses recognise and want to employ.”

Saw this being built over last few months. Great location round here, surprised there isn’t greater take-up. East Lancs road is 200m away, M6 Haydock Island J23 only 1 mile away, Liverpool 20 minutes, Manchester 25 minutes, Wigan, St. Helens and Warrington all only 10 minutes. The industrial estate is surrounded by fields and villages, too. Plus, Garswood chippy’s only a two minute drive for that lunchtime treat.
