Longmeadow in talks to deliver £8.5m dockland office

Longmeadow Estates is in discussions with a prospective occupier over a 46,500 sq ft prelet office in the Wirral Waters Enterprise Zone in Birkenhead.

The deal is subject to planning and funding approvals, which are expected in the coming weeks. An application for in excess of £4m from the European Regional Development Fund has been approved in principle and is going through due diligence checks. A planning application for the four-storey building, designed by Falconer Chester Hall, is currently with Wirral Council awaiting a decision.

The unnamed occupier would take around 90% of the new building, which would be built on land to be acquired from the Homes & Communities Agency.

The 2.5-acre site on Tower Road is surrounded by docks at Tower Wharf, Egerton Wharf, East Float and Egerton Dock.

The development would benefit from rate relief as part of the enterprise zone package awarded by Government in March 2011.

Subject to the necessary approvals, the development could be completed by November 2015.

Longmeadow is based in Heswall, Wirral and has developed prelet offices previously for Wirral Partnership Homes and the Contact Company within the borough.
