Lettings at Waterfront Quay office

TH Real Estate has agreed 11,500 sq ft of office deals in Laser House, part of the 120,000 sq ft Media Village complex in Salford Quays.

Water analysis company Hach is relocating from Pacific Way to take 5,719 sq ft, whilst existing tenant Bibby Factors has taken a new lease on 5,818 sq ft at the property, both on 10-year leases with breaks after five years. Other occupiers in the scheme include Helly Hansen and Global Radio.

Owned by TH Real Estate on behalf of a German client, Laser House totals 35,000 sq ft, and is one of five self-contained buildings that make up Media Village.

Canning O’Neill and Cushman & Wakefield are joint agents.

Mark Canning of Canning O’Neill, said: “Media Village has enjoyed a huge surge in lettings over recent months, attracting occupiers such as Portwest Clothing, Interserve Construction and Solar Communications.

“We are now quoting £16/sq ft including service charge which represents excellent value for office accommodation when you consider the substantial amount of car parking on offer and its central location within the Quays.”

Responding to readers’ comments below, suggesting the site would be redeveloped, Canning added: “The office lettings in both Laser House and Magnetic House provide future flexibility for future redevelopment of the quay, if that is a route our client chooses to go down.”

Wow, look at that 80s / 90s business park architecture! Seem to recall it was called ‘post-industria’. Yes, no L. The central high-level trans-visual atrium entrance lobby thing looks quite cool!
