Letting agreed at St John’s House

Hollins Murray Group has secured a deal with an existing occupier of its St John's House office building on Barrington Road in Altrincham, Greater Manchester.

Elan Computing needed to expand its offices but did not want to move out of the property.

Charles Murray, managing director of Regional Property Solutions, who acted for the Hollins Murray Group, said: "The office building was fully let but we like a challenge and obviously did not want to lose Elan as a tenant.

"Our knowledge of the building's occupiers enabled us to agree the surrender of part of the first floor space comprising 3,463 sq ft occupied by Computer Associates leaving them with their ground floor accommodation of 7,353 sq ft. This suited them and resolved Elan's occupational requirement. The result is a win win situation with everybody benefitting."

Elan Computing is expanding into the newly vacated space on the first floor and the new lease will run concurrently with its existing lease on 4,514 sq ft which expires in 2016. The agreed rent is in line with Elan's existing lease of £17.52/sq ft.

Jones Lang La Salle acted for Computer Associates and Elan for themselves.
