Bond Turner has signed to occupy the upper ground floor suite at the Liverpool office block, the first section to be refurbished in a project led by the property’s owner Downing.
The developer and asset manager is refurbishing 26,000 sq ft of office space at No. 1 Old Hall Street, in Liverpool’s commercial district. The project includes an extensive internal and external works to upgrade the space to grade A standard.
Bond Turner’s 5,104 sq ft office is the first to undergo refurbishment and marks an expansion in Liverpool for the law firm, which has another office nearby at The Plaza, 100 Old Hall Street.
The refurbishment of No 1 Old Hall Street will continue in phases. Downing is nearing completion on the second suite, comprising 10,100 sq ft on the 5th floor, while other planned works include the installation of full-height windows overlooking Old Hall Street, a “statement” entrance, according to Downing, and a new reception area with access to showers, breakout areas and meeting spaces.
Once complete, the project will offer 26,000 sq ft of office space with 24-hour car park, an on-site management team and a flexi-suite offering.
John Clegg, head of property management at Downing, said: “Downing has worked closely with our partners to upgrade and transform our upper ground floor to create an outstanding, open plan space, with floor-to-ceiling windows and frontage onto Old Hall Street.
“Bond Turner’s arrival marks the successful culmination of the first phase of our wider plans to develop more Grade A office space in the heart of Liverpool’s commercial district and we look forward to continuing this.”
Dawn O’Brien, director at Bond Turner, added: “This [deal] marks another milestone in our growth plan. The facilities at No 1 Old Hall St have helped us to attract a team of exceptional litigators and increase capacity to deliver fantastic results for our clients.
“The location is ideal with the transport links on our doorstep and the facilities are perfect for our people.”
