Langtree earmarks 14 acres at Hollinwood for sale
The developer, which is working in a joint venture with Oldham Council to deliver the £35m Hollinwood Junction mixed-use scheme, plans to sell a brownfield plot at the site and has sought approval from the council.
The 14-acre site in question is owned by the council and once housed the Kaskenmoor School in Hollinwood. Langtree has earmarked it for sale as a residential development opportunity.
John Downes, Langtree’s group chief executive, said in a statement: “It has always been the joint venture’s intention to bring a mix of uses to the Hollinwood site and, if our partner [Oldham Council] approves of the disposal for housing, then we will first seek to obtain the requisite planning permission, in line with the council’s housing strategy, which will allow us to market the site properly.
“Whatever the approach to the site might be, like all developments being undertaken at Hollinwood, we will seek to ensure that a high standard of development is delivered through the disposal process.”
The wider 30-acre Hollinwood Junction scheme is planned to deliver a new spine road and up to 150,000 sq ft of commercial and other employment space, as well as new homes, off Junction 22 of the M60 in Oldham borough.
Forecourts retailer Euro Garages’ £2m petrol station on the former Roxy Cinema site is now open to trade, and the redundant gas holder that has blighted the area for a number of years has now been demolished, enabling the start of highway works.
The joint venture last month signed up retail chain Costa Coffee to occupy part of the site of disused gasholder. Meanwhile, I&H Brown has been appointed as the main contractor to deliver infrastructure works to support future phases of development.
The former Kaskenmoor School site is also included in the development area. The land earmarked for sale comprises three plots totalling 14 acres of council-owned land, off the A62 Oldham to Manchester Road and close to the Hollinwood Metrolink station.
The sale plans are now awaiting approval from Oldham Council before the site can be formally brought to market.
The Langtree-Oldham JV was formed in 2017.
