Knight Knox and X1 await Trafford Road approval

Salford City Council is set to approve Knight Knox and X1 Developments’ latest planning application for a buy-to-let apartment scheme in Salford, a 20-storey building made up of 193 flats.

X1 The Gateway on Trafford Road has a total development value of £33m, and is due for completion in early 2018.

The scheme is a larger reworking of an earlier project which was approved on the same site, 211 Trafford Road, designed by Coda Studios. DK Architects is advising on the current application.

The project is the latest on Trafford Road to be brought forward by Knight Knox and X1. Nearby, The Exchange has 140 flats, and is under construction.

X1 The Gateway will include an on-site gym, residents’ car parking, secure bicycle storage, a management office within the foyer and a ground-floor retail unit.

A number of the properties will also have large roof terraces. The flats were launched to the market for sale earlier this year.

The scheme will be constructed by Forrest, and will be subsequently let and block managed by X1 Lettings.

The development has been recommended for approval at Salford City Council’s planning meeting due to take place next week.

It would be good to see if remedial measures to make Trafford Road more hospitable come forward on the back of these schemes. It still resembles a heavily engineered 80s accessibility route containing the Quays. Things are moving on around here!!
