Kellen Homes latest to take run at Salford British Vita site

The housebuilder, headed up by Renaker managing director Daren Whittaker, has submitted plans for a 168-home redevelopment of a former plastics factory on Seaford Road after Bellway had an application for 135 homes on the same site rejected by the city council in September. 

Now, Kellen, in partnership with landowner Rock & Co, is seeking consent to demolish the vacant factory buildings and construct 96 one- and two-bedroom apartments and 72 two- and three-bedroom houses. 

The apartments would be spread across three four-storey blocks. Two would be located to the east of the site fronting Seaford Road, while the other would be built to the west of the site, abutting the Albion Academy high school. 

The 5.3-acre former British Vita site is located close to the River Irwell and Peel Park in the Charlestown area of Salford. It has been vacant since 2009. 

WSP is the planning consultant for the project and Kellen has designed the scheme in house. Ascerta is the landscape architect. 

Bellway’s vision for the site met rejection earlier this year amid flood concerns. 

Developer Countryside also has previous involvement in the Seaford Road site. In 2019 the company lodged plans for 136-home redevelopment of the site but later withdrew the application. 

On an adjacent site, Gather Properties is awaiting a decision on its plans to build a six-storey student accommodation block comprising 412 bedrooms. 

The student scheme was designed by AHR Architects. 

Kellen Homes, established in 2020 as Renaker Homes, is headed up by Renaker director Daren Whittaker and former Countryside Properties’ executive Ian Kelley.

British Vita site has been eyesore on seaford rd for the last ten years. Local residents can’t wait for it to be demolished and a new housing estate built.
