A site on Warwick Road could house a 13-storey, 88-apartment scheme put forward by the developer, to be considered by the council next week.
Jumani filed plans to Trafford Council in September for the cleared former MKM House site, which sits between the Trafford pub and Warwickgate House on Warwick Road, between the two sporting Old Traffords.
Various plans had previously come forward for the site, most recently in 2016 when a 12-storey, 89-flat project was approved but not delivered following viability issues – Jumani then bought the site for an undisclosed sum.
The developer is advised by Avison Young and the scheme has been designed by architect 5plus, which also delivered the 2013 refurbishment of the town hall opposite. Jumani proposes a mix of one- and two-bedroom apartments with amenities including a cycle workshop, 24-hour gym, lounge and co-working space and communal gardens.
Jumani’s application goes before Trafford’s planning & development committee due to six objections being received, and heads there with officers minded to grant consent subject to legal agreements.
Although there is an additional floor compared to the consented scheme, the applicant said that the scheme now shows improved architectural response, massing and detailing, with changes including an active street frontage and communal space including a garden and roof terrace.
The objections include one from the Warwickgate House residents association, which raised concerns over issues including parking.
Officers are minded to grant approval on the basis of conditions being met including 10% affordable housing provision, along with contributions to education, open space and sporting funding programmes.
