IO’s Bredbury 25 fully let

Benchmark Building Supplies has leased nine adjacent units totalling 16,000 sq ft at Bredbury 25 in Stockport, with the 45,000 sq ft industrial estate now fully let.

Benchmark, which signed a ten-year lease for the space with Bredbury 25’s owner IO, has seven trading locations around the M60 Greater Manchester inner ring road. This latest deal is part of the company’s expansion plan.

Investment and asset manager IO acquired Bredbury 25 as a vacant new-build trading estate in 2018 from developer and contractor Seddon Group.

The park fronts Ashton Road at the intersection with Cromwell Road. It is also home to metals manufacturer Howco, which occupies 19,000 sq ft of space; window supplier Stevenswood, which has 7,500 sq ft, and agricultural equipment manufacturer Satake Corporation, which has 6,300 sq ft.

Williams Sillitoe and Avison Young were joint letting agents on the scheme.

Mark Sillitoe, director at Williams Sillitoe, said: “Bredbury 25 attracted significant interest with established local occupiers looking to expand. With demand so high, we were able to secure new record rental levels for the area of £8.50/sq ft, proving that Bredbury continues to outperform the rest of the North West industrial market.”

Ruth Leighton, associate at Avison Young, added: “Demand in the [South Manchester] market continues to remain strong for the small-to-medium sized units, however there is still a significant lack of supply of modern standing stock.”
