Investor completes £1.5m Trafford House refurbishment

Acting on behalf of investors, South Street Capital has completed the £1.5m refurbishment of Trafford House on the Southmoor Industrial Estate in South Manchester.

The Art Deco-style building has been fully renovated to provide a range of offices, as well as installing ultrafast broadband, tenant facilities and a business lounge.

Project manager and architect, Wainwright & Co, together with Pickled Spider Creative, designed and delivered the scheme. Waingap was the contractor.

Knight Frank is the agent for the 20,000 sq ft building.

Helen Macrow, director of South Street Capital said: “A huge amount of effort has been put into this project and was the result of some excellent collaboration between Knight Frank, joint agents Williams Sillitoe and Wanwright & Co resulting in Trafford House being delivered on time and on budget.

“The building was in a pretty shocking condition at acquisition and the team has delivered a massive transformation with some fabulous fit-out detail that reflects the building’s Art Deco heritage.

“I am really proud of what Trafford House now offers. It is a unique combination of quality, character accommodation, offered at a reasonable rental level. It will be interesting to see how the market reacts and we hope it is well received.”

The investment in Trafford House is part of a wider programme of refurbishment and renovation being overseen by South Street Capital since the site changed ownership in late 2017.

Macrow said: “Southmoor Industrial Estate is in a prime location and the intention is to make further improvements and investment as spaces come to the end of existing leases. The £2.5m refurbishment of an existing warehouse is just about to complete and will again be transformational.”
