Inside Capital Building’s £26m revamp

An extensive five-year refurbishment of the former Royal Insurance headquarters is wrapping up, bringing 50,000 sq ft of grade A offices to the Liverpool market.

Trinity Investment Management said it had invested £26.2m in the upgrades, the majority of which will complete in the next month. The group is also conducting energy efficiency improvements across the building as well, a project that will take a few years.

The first phase of the refurbishment is complete, offering more than 15,000 sq ft of office space in three different suites.

The first is nearly 8,000 sq ft and includes a private outdoor terrace, two meeting rooms, kitchen, and space for 70 workstations.

The second is 4,752 sq ft and can accommodate 40 workstations. It includes a boardroom, two meeting rooms and a kitchen area.

The third is 2,707 sq ft and can have 30 workstations. It also has two meeting rooms, an informal breakout space, kitchen and collaboration area.

A further 35,000 sq ft of office space will be finished in the next month, including a full renovation of the building’s tenth floor with its views of the city.

Completing in the next week is 5,000 sq ft of amenity space including a new reception area with a bar or café, dedicated wellbeing spaces and breakout work spots.

The refurbishment team for the Capital Building includes contractor Marshall, M&E experts Kimpton, fit out company Arterior Solutions and interior designer Kin.

CBRE and Worthington Owen are joint agents for the building, which is located off Old Hall Street.

Good luck for this initiative in providing grade A office space.
This will be a real test for the appetite for grade A offices in Liverpool. I hope they succeed.
