Hulton Park inquiry opens

The public inquiry into Peel L&P’s proposals for a Ryder Cup golf destination has started, with the developer outlining its case to redevelop the historic Bolton estate.

Over the next three weeks evidence prepared by planners, ecologists, heritage experts and transport advisors will be presented to show that the £240m project is highly sustainable and will enhance the local area. The inquiry as a whole is set to close on 6 November.

Peel L&P said that the project the potential to boost the national economy by £1.2bn. It aims to open the course in 2025, bidding to host golf’s highest-profile international match in either 2030 or 2034.

The developer acquired the 138-acre site in 2010 and in March 2018, Bolton Council’s planning committee approved its proposals in the face of strongly mobilised local opposition, with more than 1,000 letters of objection registered. However, it was then called in by the Secretary of State.

In addition to the course, the proposals include a 142-bedroom hotel with conferencing and spa facilities, to be housed in the listed Hulton Hall, and outline consent for 1,036 homes split across three surrounding areas – the largest being a 150-acre plot to the west for 759 homes. Peel L&P said that the scheme will include 10% affordable housing, which could potentially rise depending on viability, and a new link road between Chequerbent and Platt Lane.

We take great pride in the positive legacies we are creating and our plans for Hulton Park are no exception.

“The reality is that the Hulton Park Estate is in long term decline and is in need of major investment. What we’re presenting is a special and transformational opportunity. The social and economic impact and legacy of creating a new world class golf destination in Greater Manchester would be enormous.”

The PGA European Tour ultimately decide on the host venue for the Ryder Cup in conjunction with host nation Governments and venues.
