Housing plans submitted for Irwell bank
Planning applications have been submitted to Salford City Council which would inject nearly 1,000 flats into the residential pipeline along the River Irwell and Manchester Ship Canal in a shared project by developers NW Build and Fortis Developments.
Fortis Developments plans to demolish an existing warehouse and create 460 apartments and four townhouses, together with 6,000 sq ft of ground floor commercial space.
On the site next door, NW Build proposes four interlinked blocks of varying heights from seven to 10 storeys providing 460 apartments and 1,000 sq ft of ground floor commercial space.
There will be car parking, cycle storage and ‘pocket parks’.
The sites are in separate ownerships and independent planning applications have been submitted but the projects were designed by the developers working together.
The site is bounded by Fairbrother Street, Ordsall Lane and River Irwell.
NW Build is registered in Liverpool. Kerrie Marie Baker is the sole director. Fortis is active in Salford Quays already, building residential projects with Yorkshire-based contractor arm Beaumont Morgan.
The project team consists of architect Purcell; structural and civil engineer Civic; BWB Consulting on mechanical and electrical engineering; landscape architect Plincke; fire engineer Omega Fire; planning consultants Lambert Smith Hampton and the Planning Studio; ecology consultant JCA, noise consultant Hann Tucker and air quality advisor Wardell Armstrong.

Buildings are someway in keeping with current buildings in area, however the Landscape is amazing, that alone would convince me to buy one of the properties. Simple but elegant, it’s definitely not Piccadilly gardens.

Really hope the final scheme looks like this! Great to see a nice looking scheme for a change, without the design having to be ‘striking’ or ‘controversial’. See Salford, I knew you could do it 🙂 XX
