Bellway is set to secure planning consent to build 127 homes on a now-vacant plot at Wirral Business Park.
The housebuilder’s plans are for 119 homes and eight apartments on the 15-acre site off Arrowe Brook Road in Greasby; 25 of the proposed houses are for affordable tenures.
The brownfield site is currently occupied by a vacant warehouse, which will be cleared to make way for the development. The area forms part of the wider Arrowe Brook Road industrial estate.
Bellway’s planner and designer Pegasus Group said that although the site was formerly set aside for industrial use, the plot is “sustainably located for residential development” and argued it does not “provide a key employment role”, meaning it can be developed for housing.
Wirral Council’s planning officers have signalled their backing for the scheme by recommending it for approval ahead of a planning committee meeting on 14 November.
While admitting the site could eventually be brought forward for employment use, officers said reusing the brownfield site for housing would represent a more sustainable use of the plot.
The officers’ report said: “Although the site is designated as a primarily industrial area and the prospects of the premises being able to attract other employment uses in the longer term cannot be entirely ruled out, after considering the material considerations, including the presumption in favour of sustainable development in the National Planning Policy Framework, the contribution that can be made toward the supply of housing and affordable housing and the proximity to neighbouring residential development, on balance it is considered that the planning balance weighs in favour of supporting the application.”
Planning permission is subject to a Section 106 agreement featuring a £63,500 contribution towards open space, a £12,000 payment towards pedestrian facilities at the junction of Arrowe Brook Road and Arrow Park Road, and a 20% affordable housing provision.
