The developer’s proposals for 34 houses on a greenfield site to the west of Bollington will be decided by Cheshire East’s planning committee next week.
Hillcrest’s plans, designed by architect Calderpeel, are for a mix of homes on the site off Albert Road, near the Bollington household waste recycling centre and the River Dean.
This greenfield plot has been allocated for employment purposes since the 1990s, but no scheme has ever been brought forward. A site opposite benefits from planning permission for 33 homes, granted in 2015.
Hillcrest is proposing to build 12 detached homes and a mix of terraces and semi-detached houses; 10 of these are allocated as affordable.
Cheshire East’s planning officers have signalled their support for the scheme and have recommended it for approval when the council’s northern planning committee meets next week, subject to a Section 106 agreement.
Bollington Town Council has also decided not to object to the scheme, given it will provide a riverside path along the Dean. The council said it was an “ambition” to provide a connection with the Bollin Way along the river.
Ahead of next week’s committee, planning officers said: “The principle of developing the land, which is allocated for employment purposes, has been established. It is considered that housing on the application site will also have a more positive impact on the local area than industrial development.
“Subject to conditions, the proposal is considered to be acceptable in terms of its impact upon highway safety, amenity, flood risk, drainage, landscape and ecology.”
