Helical nears full house at Dale Street

Helical has secured two more occupiers at 35 Dale Street, taking the 40,000 sq ft office to full capacity, while 6,000 sq ft retail and leisure space remains on the ground floor.

The building has welcomed two new occupiers this month with US-headquartered child safety seat company Diono taking 7,600 sq ft on the second floor, while student landlord Accommodation4Students will relocate from its base in Didsbury to take 2,700 sq ft on the first floor.

Both have been secured on a five-year lease.

Two other occupiers, Slack & Andrews and K7 Media have opted to expand their space in the building, with the former taking 1,600 sq ft on the first floor.

The deals follow Codethink’s move earlier this year, when the software engineer opted to relocate from its Ducie House base, taking 15,000 sq ft on a 10-year lease.

This means the office space in the building, acquired by Helical in May 2015, has all been let with 6,000 sq ft of retail and leisure still available on the ground floor. Will Parry, asset management executive at Helical, said the company was “confident the building will be fully occupied in the coming months”.

Savills and Lambert Smith Hampton are the joint letting agents for 35 Dale Street.
