Hamilton Heath acquires Speke industrial estate for £2.8m

Industrial developer and landlord Hamilton Heath has bought Phoenix Business Park in Speke, a six-acre, 132,000 sq ft industrial estate let to multiple tenants.

The Bury-based firm said that the deal represents its ninth deal in the last 18 months, having bought and sold properties worth £21m. Disposals include Hemfield Business Park in Wigan, sold in August to tenant Best Storage for £1.95m, and Duncan Street industrial estate in Salford, sold in May for £1.5m.

Phoenix is well let, with just two units standing empty at present. Julie Ann Forbes, head of sales and marketing at Hamilton Heath, told Place North West: “We’ll look to tidy the business park up and do some rebranding. What we’re looking for in the market is industrial sites where we can add value, or land we can develop.

“This has been an exceptionally busy time for Hamilton Heath as we have been selling numerous parts of our portfolio, with the benefit of having cash to reinvest in suitable properties. We are continuing to invest in our core portfolio and have some very exciting expansion plans in the pipeline.”
