The property investor, manager and developer has submitted plans for an office-to-hotel conversion on Lord Street in Liverpool city centre.
The proposal calls for change of use of the former office building, which closed in January 2019 and has been vacant since, to become a 58-bedroom hotel from floors one to four.
A bar, restaurant and roof terrace are also proposed, together with external alterations including the building’s windows.
The fourth floor would house the reception area, while the first to third floors would hold the hotel rooms.
Grosvenor was the developer behind the adjacent Liverpool One mixed-use retail and residential complex, which regenerated 2m sq ft in Liverpool city centre. The company acquired surrounding plots including Lord Street as part of its early plans for Liverpool One, and remained its asset manager.
In the planning documents for Lord Street, Grosvenor describes the area as a “key location” due to its position facing Liverpool One, and said the hotel scheme would “contribute positively to its setting by creating an elegant landmark building, and enliven Lord Street”.
The scheme is also situated within the buffer zone of the Liverpool Maritime Mercantile City World Heritage Site.
Avison Young, agent and planner for the scheme, said proposed alterations to the building are minor in nature and “seek to positively contribute to the visual character and setting of the world heritage area.”
The scheme was designed by Steven Chilton Architects.
