Grosvenor launches offices with deals on horizon

Agents on Grosvenor's three office buildings within Liverpool One remain confident of signing deals with the first tenants before the end of the year despite the perceived gloom in the market.

Speaking at the office launch this morning, inside the nearly completed Stanley Buildings on Hanover Street, David Porter, partner with joint lettings agent Knight Frank, said: "We will see commitments on the Stanley Buildings this year. There is good interest in this and the other two buildings from a range of occupiers. We've shown people from government agencies to design houses round."

The Stanley Buildings – plural because a separate warehouse to the rear has been knitted into the main building – offers two floors of 4,400 sq ft each. There will be leisure in the basement and retail on ground and first floors. Quoting rents are £16/sq ft.

The size and location could suit media and creative occupiers who have outgrown smaller units in nearby Ropewalks, such as in Urban Splash's Vanilla and Tea Factories.

Stanley, a new building behind a retained façade, will be the first to complete in the coming weeks, with only the limestone and walnut entrance and granite paving outside to be finished. The remaining two office premises, 16,800 sq ft in the Russell Building and 8,700 sq ft in Compton House, both Category A refurbishments on School Lane, are due to complete by the end of the year. Quoting rents at Compton are £14.50/sq ft and Russell £15.50/sq ft.

Porter added: "Occupiers not only get new space in the middle of Liverpool One but also Grosvenor's management service with includes everything from maintenance guys on hand up to the same level of CCTV and security as the stores."
