Glenbrook targets Salford Quays for latest PRS project

Property company Glenbrook has submitted a planning application to Salford City Council for the last remaining undeveloped site at Erie Basin.

The prominent dockside plot is being bought from Peel Holdings, and will see the development of a 16-storey scheme made up of 270 apartments, resident gardens, ground floor amenity space and car parking.

The building designed by Sheppard Robson, totals 220,000 sq ft. HOW Planning is advising on the application.

The site is bounded by The Quays road, Erie Basin, the Millennium Point development, and The Alexandra offices.

Erie Basin will mark Glenbrook’s fourth build-to-rent scheme in the North West.

In September last year, the developer completed the first phase of The Keel, a 240-apartment development at Queen’s Dock in Liverpool, and is currently on site with a 232-apartment project in Castlefield, Manchester. The second phase of the Keel was recently granted consent, for a further 257 flats.

Ian Sherry, director of Glenbrook, said: “This deal further demonstrates our ability to source and deliver exciting projects in the built to rent sector. We are one of very few developers in the sector to have delivered private rented schemes from start to finish and should this planning application be successful, we will have achieved consent on more than 1,000 apartments in the past three years. We have the same number again in different stages of acquisition and design and continue to look for opportunities across the UK and Ireland.

“This site lends itself well to the rental market, being located immediately adjacent to MediaCityUK and in the heart of Salford Quays which, thanks to the strong strength of occupiers and the cultural, entertainment and leisure offer, has become an internationally recognised destination in its own right. Subject to receipt of planning, we intend to make an immediate start on site for completion in summer 2019.”
